So many times I have had young soldiers and their wives come up to me and tell me that they are ready to buy a house here in Clarksville TN. When I ask them if they have been pre-approved for a certain amount, they will tell me something along the lines of “I am a vet and I will be getting a VA Loan so it’s not an issue”. Port Royal State Park is known for whats lift of it’s old covered bridge and the river that runs through it.  Port Royal has some nice farm land and horse farms with some beautiful high end home and neighborhoods.

Adams TN is best know for the Bell witch who supposedly haunted the Bell family. The Bell families grave in itself is a tourist site to check out.  The Bell family’s wealth can be seen and felt in their monument.  The Bell Witch Cave is a tourist site/trap if you will.  It’s on the Red River and tours are given from time to time.  The entire township of Adams has embraced their witch and has a yearly festival around her.

The city of Clarksville is the county seat of Montgomery County, Tennessee, and the fifth-largest city in the state behind Memphis, Nashville, Knoxville, and Chattanooga, respectively. The city had a population of 149,176.

Clarksville TN is adjacent to Fort Campbell, KY, home of the 101st Airborne Divisions, ScreaCming Eagles, Air Assault.

Clarksville TN History is a long one, the city was incorporated in 1785 as Tennessee’s first incorporated city, and named for General George Rogers Clark, frontier fighter and Revolutionary War hero, and brother of William Clark of the Lewis and Clark Expedition.
Clarksville is the home of Austin Peay State University; The Leaf-Chronicle, the oldest newspaper in Tennessee; SSF SubmissionAcademy, the winningest MMA Team in TN history and neighbor to the Fort Campbell, United States Army base. Site of the 101st Airborne Division (Air Assault), Fort Campbell is located approximately ten miles (16 km) from downtown Clarksville, straddling the Tennessee-Kentucky state line. It is officially Fort Campbell, Kentucky as the base U.S. Post Office is on the Kentucky side of the post. The majority of the acreage of Fort Campbell is within the state of Tennessee.

Dunbar Cave

Montgomery County is honeycombed by caves, the most prominent being Dunbar Cave. This 8.1-mile cave has a long and significant history. Excavations revealed that this cave has been occupied by man for thousands of years, drawn by its constant stream flow and natural air conditioning. Dunbar Cave is the most prominent of several caves located in 110 acre Dunbar Cave natural area.

In the roomy mouth of the cave, square dances, radio shows and Big Band era concerts were held. More recently prehistoric pictographs have been discovered in the cave. The documented Mississippian Tradition art is about 1,000 years old and depicts religious themes. This is the only prehistoric Native American cave art in a public cave.  The cave also has WW2 era items stored in it that vandals set on fire and graffiti from the early to late 1900s.

Tennessee State Parks has suspended cave tours for years at Dunbar Cave State Natural Area after a bat from Dunbar Cave tested positive for White Nose Syndrome. Dunbar Cave is closed indefinitely in an effort to take every necessary precaution to isolate the fungus as much as possible in order to protect bat populations at other nearby hibernacula, recognizing that bat-to-bat transmission is still possible.  Last year the cave was re-opened to guided tours.

Other park activities and events, including fishing, hiking and picnic facilities.

There are several nice neighborhoods surrounding the Dunbar Cave park as well as a public golf course (Swan Lake).  Homes are readily available for sale and range from the low 100s up into the Million price range depending on the neighborhood and size.

A mortgage lender can help steer you in the right direction. There are multiple 100 percent mortgages available for today’s home buyers.

Can cash gifts be used as a down payment?

Yes, cash gifts can be used for a down payment on a home. However, when you’re receiving a cash gift, you’ll want to make sure you follow a few procedures.

For example, make sure the gift is made using a personal check, a cashier’s check, or a wire; and keep paper records of the gift, including photocopies of the checks and of your deposit to the bank. Also, make sure that your deposit matches the amount of the gift exactly.

Your lender will also want to verify that the gift is actually a gift and not a loan-in-disguise. Cash gifts do not require repayment.

For example, when you put more money down on a home, the amount you need to mortgage is less, which reduces your monthly mortgage payment. Additionally, if your mortgage requires mortgage insurance, with more money down, your mortgage insurance will “cancel” in fewer years.

If I make a low down payment, do I pay mortgage insurance?

When you make a low down payment, you’re more likely to pay mortgage insurance (MI), but not necessarily. For example, the VA Home Loan Guaranty program doesn’t require mortgage insurance, so if you use a VA loan, making a low downpayment won’t matter. Then, using your desired payment as the starting point, use a mortgage calculator to work backwards in order to find your maximum home purchase price.  *Please do not make any purchases while home shopping, a car loan can and will kill your loan process.

Note that today’s mortgage rates will affect your mortgage calculations so be sure to use current mortgage rates when you’re doing your calculations. When mortgage rates change, so does home affordability.

Zero Down Mortgage Loans

Zero down mortgages are 100% financed loan types offered by the U.S. Department of Agriculture (USDA loan or “Rural Housing Loans”) and the Department of Veteran Affairs (VA loan). Rotary Park is a 111.3-acre nature park located on Rotary Drive, near the Sango community. It is easily accessible one block southeast of the Highway 76/Highway 41 intersection. Boasting over five miles of hiking/biking trails, and a large ADA-accessible playground. Rotary Park is located at: 2308 Rotary Park Drive, and offers a creek for kids to play in and catch frogs, minnows and crayfish.

The trails in some parts are paved and other parts are pretty hilly and rutted for mountain bikers.  Rotary Park along with the Ford St. trails offer miles of good mountain bike riding within the city limits of Clarksville TN and is one of my favorite things about living in Clarksville.

Heritage Park Skatepark
Clarksville TN’s only skatepark is located at Heritage off of 101st Airborne Division Parkway and Preachers Mill Rd. There are neighborhoods all around this area; Jackson Estates, Montgomery Estates, Northwood Terrace, Medowbrook, Ranch Hills, Dale Terrace are a few of the near ones. The school district is Kenwood.
Homes in this area run in the mid $100-mid/upper $200k range. The Greenway is also a popular outdoor area and it’s near by as well. This area is within easy commute to the Fort Campbell Army Post and is popular with the military in the Clarksville TN area.
